Commercial subdivision latest addition to Mahomet’s east side | Business

MAHOMET — The developer of the Vision South commercial center is working on another project on the east side of Mahomet, where it expects to attract users such as retail, restaurants, offices and service providers.

Tabeling Development Company said Tuesday it will create a new commercial subdivision known as the Prairieview Commons. Broker and operations manager Austin Tabeling said the 10-acre commercial development will be at the northeast corner of Prairie View Road and U.S. 150.

“Its location really sits on two of the biggest commuting routes from Mahomet,” he said. “The interstate access (to I-74) is going to be huge in attracting national tenants and people who need higher traffic counts.”

Tabeling Development Company plans to begin infrastructure work this spring and hopes to begin construction on the first couple of buildings in summer or early fall, he said.

Their plans for the site include about three or four multi-unit commercial buildings that will be leased out, and Tabeling estimated that these will be finished around spring or early summer of 2025.

They expect to have a couple of additional lots for sale that are roughly one acre each.

“The completion on those is pretty flexible, depending on when we have users either purchase the land from us or choose to build with us there,” Tabeling said. “And then there’s a larger lot on the north side of the commercial subdivision that we’re kind of reserving for a larger user.”

This could be a gas station or hotel, he said.

In regards to project cost, Tabeling estimated that, depending on the type of tenants they attract, it will cost $3.5 million to $5 million to develop the multi-unit commercial buildings. He expects the infrastructure work will cost about $500,000 at first but may increase as they secure more projects at the site.

Tabeling said that the company has been talking with a number of businesses about this site for some time and foresees users such as restaurants, office space and service industries.

“There will be multiple locations that have drive-thru capabilities, so we will be handling marketing those specific spaces to national tenants,” he said.
