Home prices in New Orleans fell in 2023 in three out of four ZIP codes across the metro area, as buyers delayed purchased due to higher interest rates and skyrocketing insurance costs. Overall, the median sale price for a single family home dipped about 4% compared to 2022.
Some areas fared better than others, however. Parts of the north shore saw price increases, as did the River Parishes where the market is recovering from Hurricane Ida. The Central Business District saw double-digit growth, mostly due to a single building of luxury condos.
